Chief Executive Officer and President
Mr. Petherbridge joined LivCor in July of 2019 as President and Chief Executive Officer. He is also the President and Chief Executive Officer of ShopCore Properties, one of the nation’s preeminent owners and operators of community, power and grocery anchored shopping centers, a role he assumed in May 2016. Mr. Petherbridge has over 15 years of financial, global real estate and management experience.
Prior to his positions with LivCor and ShopCore, Mr. Petherbridge was the Chief Financial Officer & Treasurer of DDR Corp., one of the largest owners of shopping centers in the United States. While at DDR, he served in various roles and was responsible for various capital raising activities, actively managing the balance sheet, maintaining strong lender relationships and executing various corporate level transactions. Prior to DDR, Mr. Petherbridge was the Chief Executive Officer and a Director of shopping center owner EDT Retail Trust (formerly Macquarie DDR Trust), a company which had been publicly traded on the Australian Stock Exchange and previously managed in a joint venture between DDR and Macquarie Group. Before that, Mr. Petherbridge served as Director of Transactions with Rubicon Asset Management. While in this role, Mr. Petherbridge worked on approximately $5 billion of transactions focusing on United States, European and Japanese real estate and real estate structured finance.
Mr. Petherbridge holds his bachelor of commerce from Macquarie University (Sydney). He is a Trustee of the International Council of Shopping Centers (ICSC) and a member of the National Association of Real Estate Investment Trusts (NAREIT) and the ICSC Open Air Conference Committee. Mr. Petherbridge is a director of the ICSC Foundation, the organization which is dedicated to developing retail real estate's next generation of professional leaders.
EVP – Operations
Mr. Dodds joined LivCor in September of 2019 as EVP of Operations. Mr. Dodds brings 25 years of experience in hospitality and multifamily finance and operations.
Previously, Mr. Dodds was SVP, Asset Management for The Wolff Company, a west-coast focused developer with $4B in equity with 80+ multifamily and senior independent living communities. His responsibilities at Wolff included finance, accounting, revenue management, capital investment, and leadership of third-party management companies. Prior to Wolff, Mr. Dodds held multiple roles at Apartment Investment and Management Company (Aimco). These roles included finance, regional management, marketing, human resources, redevelopment, leading a shared service center, and strategy. Mr. Dodds has also worked for Deloitte Consulting and Club Corporation of America.
Mr. Dodds holds his Bachelor of Science in Hotel, Restaurant Management from the University of North Texas and an MBA from Duke University.
SVP – Strategic Initiatives
Mrs. Ballinger joined LivCor in May 2014 as Vice President of Strategic Initiatives. Mrs. Ballinger has 25 years of multifamily experience in operations strategy, financial services and acquisitions.
In her previous role as Director of Account Management for RealPage, she guided clients in the use of a spend management and procurement solution. As VP of Financial Services at Equity Residential, she led the Financial Services and Central Business teams. Earlier in her career, she worked in Acquisitions for a pension fund advisor focused on multifamily investments and account management for agency advertising.
Mrs. Ballinger received her MBA from Rollins College Crummer School of Business and her Bachelor of Science in Business Admin from University of Florida.
SVP – Transactions (Dispositions)
Chris Brace joined LivCor in February of 2014 as the Senior Vice President of Dispositions.
Prior to joining LivCor, Mr. Brace oversaw the acquisition and disposition activity for Aimco, then the largest apartment owner and a public-traded REIT. Mr. Brace began his career at Arthur Andersen in the real estate group in Chicago.
Mr. Brace graduated from Indiana University where he received a Bachelor of Science in Finance and Real Estate – Finance.
SVP – Operations
Ms. Brown joined LivCor in November of 2015. As Senior Vice President of Operations, she is responsible for managing relationships with over 30 different property management companies.
Prior to joining LivCor, Ms. Brown was Vice President of Operations at Steadfast, an owner and operator of multifamily properties located throughout the United States. Ms. Brown was responsible for the daily operations, strategic planning and oversight of a national portfolio. Preceding this position, Ms. Brown started her career in multifamily at Equity Residential where she held various positions including Field Operations/Management, Training, Regional Support and Financial Services.
Early in her career, Ms. Brown’s experience included retail, customer service and hospitality, having worked for five years at the Ritz Carlton.
SVP – Financial Reporting/FP&A
Pam Cain joined LivCor in August 2015 and is currently the Senior Vice President of Financial Reporting and FP&A.
Ms. Cain started her career as an auditor at a Big Four accounting firm, where she spent the first 15+ years of her career. She held several roles and was an audit partner at the time of her departure. She had diverse experience providing assurance and financial consulting services to public and private real estate clients, including established and high growth environments.
Ms. Cain is a Certified Public Accountant and holds a bachelor's degree in Accounting from Loyola University.
SVP – Redevelopment
Mr. Fischer joined LivCor in March of 2016. He has a combined 20 years of real estate investment, development, construction, and asset management experience.
Prior to joining LivCor, Brett served as Vice President of Redevelopment at Aimco. During his tenure, he served in various asset management, construction services, and FP&A roles. Most recently, Brett served as development leader for Central and West Coast regions and was responsible for planning and executing large-scale asset repositioning opportunities from Seattle, San Francisco/Bay area, Denver, Boulder, to Minneapolis, Austin, Dallas/Ft. Worth, and others. Mr. Fischer concurrently served as asset manager for athletic club/spa operations, was a fiduciary and investment advisor the 401k/defined benefit program and served on transformative strategic corporate initiatives.
Mr. Fischer is a graduate of the University of Colorado in Boulder, CO.
SVP – CapEx
Mr. Ortiz joined LivCor in 2013 as Senior Vice President of Capital Expenditures. He brings over 25 years of construction experience in the multifamily industry.
Previously, Mr. Ortiz served as Vice President at Aimco. Prior to Aimco, he joined IMT Residential as a Senior Director and was instrumental in their market expansion. Ricardo’s career began as a Director at a General Contracting firm in Chicago.
Mr. Ortiz served with the United States Marine Corp. He holds a bachelor’s degree in construction management and business from Universidad Autonoma de Mexico.
SVP – Transactions (Acquisitions)
Mr. Richards joined LivCor in November of 2017 as Vice President of Asset Management. In June of 2018, Mr. Richards was promoted to Senior Vice President of Acquisitions. He has over 15 years of experience in multifamily investments.
Previously, Mr. Richards served as Vice President of Investments for Equity Residential Properties. He worked with Equity Residential from 2004 through 2017 in both the Asset Management Division and Investment Group. In that time, he assisted with more than $3.0B in individual acquisitions, as well as oversight of the asset management responsibilities for the Southeast Region, San Francisco, Denver and Seattle.
Mr. Richards is a graduate of Florida State University in Tallahassee, FL and is an active member of the National Multifamily Housing Council (NMHC) and a former board member of NMHC Emerging Leaders.
VP – Revenue and Marketing
Mr. Danish joined LivCor in February of 2020 as Vice President of Revenue and Marketing.
Mr. Danish brings nearly 20 years of combined experience in consulting and multifamily asset management including, most recently, eight years at RealPage. There, he provided advisory services for a diverse portfolio of clients ranging from private owner/operators to fee managers to REITs in his role as a YieldStar Advisor before becoming a part of the leadership team in 2012. He played a vital role in developing the Asset Optimization service team for additional offerings including Business Intelligence and Market Analytics.
Prior to joining RealPage in 2011, he oversaw operations for a Dallas-based firm specializing in multifamily acquisitions and re-development in the role of Asset Manager after having first served as Regional Manager for the multi-state portfolio.
He holds a Bachelor of Science degree in Economics from the Wharton School at the University of Pennsylvania with concentrations in Management and Marketing.
VP – Redevelopment
Mr. Holcomb joined LivCor in November 2018 as Vice President of Redevelopment. He has over 21 years of multifamily real estate investment experience and is directly responsible for several of the company’s high-profile redevelopment projects nationwide.
Previously, Mr. Holcomb was Vice President of Redevelopment and Reinvestment for Irvine Company where he oversaw a robust program of reinvestment within Irvine Co’s class-A apartment portfolio. Prior to Irvine Company, Rick was a regional Vice President for Lincoln Property Company. Preceding this position, Mr. Holcomb was Vice President of Real Estate Development at Camden Property Trust where he sourced and led execution on multifamily development and new construction projects with Camden for over thirteen years.
Mr. Holcomb is a graduate of Texas A&M University with a master’s degree in Real Estate Land Development and a bachelor’s degree in Construction Management. He served as an Officer in the U.S. Navy and resigned as a Lieutenant Commander in order to pursue his career in real estate investment.
VP – Asset Management
Mr. Killinger joined LivCor in May of 2016 as Vice President of Asset Management. He has over 14 years of multifamily asset management experience and is currently responsible for the asset management of LivCor’s east portfolio of properties.
Previously, Mr. Killinger served as Senior Asset Manager for Steadfast Companies, where he was responsible for developing and executing asset strategy for two Steadfast sponsored REIT funds including oversight of property management, redevelopment, and capital expense execution to drive NOI and increase the value of the portfolio. Prior to Steadfast, Mr. Killinger was a Vice President of Asset Management for Wentwood Capital Advisors in Austin, TX managing assets and general partnership interests on behalf of a variety of institutional investors.
Mr. Killinger is a graduate of Stonehill College in Easton, Massachusetts.
VP – CapEx
Mr. Loedding joined LivCor in July of 2015. He brings 22 years of construction experience in the Multi-Family industry.
Previously, Mr. Loedding was the VP of Capital Projects with Post Properties where he was responsible for the overall identification and execution of all capital projects and insured losses across the portfolio. Prior to that, Erik began his career with Equity Residential in 1997.
Mr. Loedding served in the United States Navy for 8 years and is a veteran of Desert Storm.
Julio Morales joined LivCor in June of 2018 as Vice President of Asset Management, overseeing the west coast region.
Prior to joining LivCor, Julio was the Vice President of Investments for Equity Residential. During his 12-year tenure, he was responsible for Southern CA asset management/portfolio oversight of EQR’s Los Angeles, Orange County, San Diego and Inland Empire assets. Julio started with Equity Residential in May 2006 as a Senior Analyst.
Julio received a bachelor’s degree in Real Estate and Finance from the University of San Diego and is a Veteran of the US Navy where he served as a nuclear propulsion engineer.
VP – Acquisition CapEx
Mr. Rothermich joined LivCor in February of 2019 as Senior Director – Due Diligence CapEx. In December of 2019, Mr. Rothermich was promoted to Vice President - Due Diligence CapEx. He brings over 30 years of engineering and construction experience in commercial development ranging from multifamily to NFL stadiums.
Previously, Mr. Rothermich was Executive Vice President for f3, inc. a multifamily property condition and environmental assessment consulting firm. He has also worked nationally as a consulting engineer providing engineering design and construction inspection and testing services.
Mr. Rothermich received his Bachelor of Science degree in Civil Engineering from the University of Missouri – Rolla and is licensed as a Professional Engineer in Missouri, Kansas, Colorado, Georgia, Oklahoma, Mississippi and Nebraska.
VP – Asset Management
Jeff Sanford joined LivCor in May of 2018 as Vice President of Asset Management. He is responsible for a large multi-state territory, spanning the Pacific Northwest and portions of the Central United States.
Prior to joining LivCor, Jeff worked at Mill Creek Residential Trust where he was responsible for the asset management of a blended portfolio primarily consisting of new construction and urban assets located throughout the Pacific Northwest and Denver regions. Prior to his time with Mill Creek, Jeff served with Security Properties where he held varying roles in both asset management and acquisitions that focused on institutional quality multifamily assets located in major markets throughout the western US.
Jeff attended Washington State University, where he received a BA in Real Estate/Insurance and Risk Management/Finance.
